A good pitch, solid ventilation, and quality underlayment all help a roof reach the upper end of its lifespan.   • Both are good choices, and the right one depends on your priorities. Metal roofing lasts longer, sheds snow well, and stands up to harsh weather, which makes it popular for lake country homes, though it costs more upfront.   • A few clear signs point to replacement rather than repair. Watch for widespread curling or cracked shingles, bald spots where the granules have worn off, granules collecting in your gutters, daylight or water stains in the attic, and any active leaks.
